What €500,000 buys on the Montenegrin coast in 2026

From a Centrale studio with hotel service to a four-bedroom villa with olive trees above Bar — the same budget, six very different homes.

The same budget, six coasts

Montenegro's coast is barely 100 km long, yet prices per square metre vary by a factor of five along it. Half a million euros is the budget where the choice becomes interesting: it is the ceiling of the branded entry level and the floor of the detached-villa market. Here is what it buys, with current asking prices rather than brochure promises.

Luštica Bay — a branded one-bedroom

A 65 m² one-bedroom in Centrale lists at around €412,000; a 47 m² serviced studio in The Chedi at €395,000 with hotel rental income. Change left over for furniture and the first two years of service charges.

Porto Montenegro — a Vero studio or one-bedroom

Vero starts at €390,000 for a studio of about 45 m²; one-bedrooms of 53 m² sit around the €500,000 mark. Handover Q4 2028, Yacht Club membership included, 10/70/20 payment plan.

Tivat town — a two-bedroom with a bay view

Outside the marina village, €4,000–5,000/m² buys a new 90–110 m² two-bedroom in Donja Lastva or Seljanovo with a terrace facing the bay and Porto Montenegro a ten-minute walk away.

Kotor Bay — a stone house to restore

In Prčanj, Stoliv or Orahovac, €350,000–500,000 buys an old stone house of 120–180 m² on or near the water, often with permits in hand. Add €1,500–2,500/m² for a full restoration and you own something no developer can build.

Budva — two rental apartments

Two new 55–65 m² one-bedrooms near Slovenska plaža at €220,000–250,000 each, both lettable from May to October. The investor's version of the budget: gross yields of 6–8 % are realistic here.

Bar & Ulcinj — a four-bedroom villa with a pool

In Dobra Voda or Utjeha the same money buys a detached 200 m² villa on 600–800 m² of land with a pool, sea views and olive trees — the most house per euro anywhere on the Adriatic.

How to choose

Ask yourself three things. How many weeks a year will you actually be here — under six and a serviced branded unit makes sense, over twelve and you will want a real kitchen and a garden. Do you need income — Budva and the branded rental pools deliver it, stone houses and villas mostly do not. And how long is your horizon — off-plan rewards patience, completed stock rewards certainty.
