Tivat

Tivat is the coast's working capital of luxury: the airport is ten minutes away, Porto Montenegro sits on the waterfront, and everything from the Regent hotel to the international school is within a short walk. It is the easiest place in Montenegro to own a second home that you actually use — fly in Friday evening, be on the boat by eight.

Yacht owners, families who want a school and a marina within reach, and investors who value liquidity: Tivat resales move faster than anywhere else on the coast. Prices run from roughly €4,000 per m² in the town to €8,000–14,000 in the marina village.

Porto Montenegro for the branded, serviced product; the hillside above Donja Lastva and Seljanovo for villas with bay views and a short drive to the village; the Luštica side of the bay for quieter waterfront at lower prices.
