Budva Riviera

Budva is where Montenegro is busiest: the walled old town, the long beaches of Slovenska plaža and Bečići, the island of Sveti Stefan down the road and a summer that runs from May to October. It is also the deepest rental market on the coast — a well-placed apartment here is let for most of the year.

Who buys here

Investors first: short-let yields are the highest in the country. Then families who want a lively base with restaurants and schools, and buyers of branded residences (Dukley, Riviera Montenegro) who want hotel service with the beach at the door.

Where to look

The Zavala peninsula and Bečići for branded and sea-front living; the old town for character apartments; Przno, Sveti Stefan and Rafailovići for villas with views and quieter nights; the hills above Budva for new-build apartments at lower entry prices.
