Bar & Ulcinj

South of Budva the coast opens up: long sand beaches, the port town of Bar with its ferry to Italy and the Belgrade railway, and Ulcinj near the Albanian border with the twelve-kilometre Velika plaža and a kitesurfing scene. Prices here are a third of the Bay of Kotor for the same sea.

Who buys here

Buyers who want more house for the money — a villa with a pool and olive trees rather than an apartment — and investors positioning for the Bar–Boljare motorway and the planned Ulcinj resort developments. Sutomore and Čanj draw regional buyers; Ulcinj's old town draws the adventurous.
